Fire doors inspections
Information about the fire door safety checks we carry out for residents.
We are legally required to conduct fire door checks in all our residential buildings over 11 meters high.
Annual checks
- Quarterly, we will conduct inspections on all fire doors in the communal areas, including door mechanisms
- Annually, we will carry out checks on all individual flat entrance doors, including door mechanisms
All residents will be provided information annually on how important fire doors are to the overall fire safety of the building. This will help residents understand their role in keeping the building safe, and the importance of allowing us access to perform these checks.
Resident responsibilities
We will ask you to:
- keep fire doors closed
- not to tamper with fire door self-closing devices, as this ensures the door closes correctly to prevent fire and smoke from escaping
- not to change your front door without our consent
- not to damage your flat door, this includes:
- damaging the frame by forcing it open
- change the locks, letterbox, or hinges
- install additional items to your door, such as extra locks, door viewer, or door chain without our consent
- not to install security gates or grilles, as they can delay escape during a fire and prevent fire and rescue services from accessing your property to rescue and fight the fire, endangering the safety of others
- report to us immediately damaged or faulty doors. You can report an issue online or call us on 020 8726 6101
Safety checks we will carry out
We will check for signs of obvious damage or disrepair. Specific checks will include:
- the fire door closes correctly around its entire frame
- no alterations have been made to the window or door space, or air transfer grille
- there are no gaps around the door frame itself
- seals and hinges are correctly fitted
- the self-closing device is operating correctly
- there is no visible damage to the door and the self-closing device, either deliberately or from wear and tear
