What we do

We manage building and fire safety by identifying risks early and taking action to reduce them. We follow the Housing Health and Safety Rating System (HHSRS) and building safety law.

We regularly inspect and assess our buildings to find and reduce risks. We use this information to decide what work is needed.

This includes:

  • fire risk assessments
  • building safety risk assessments
  • structural surveys
  • keeping safety records up to date

The law

We follow key building and fire safety laws, including:

  • Regulatory Reform (Fire Safety) Order 2005
  • Fire Safety Act 2021
  • Fire Safety (England) Regulations 2022
  • Building Safety Act 2022

We work with the Fire and Rescue Service and the Building Safety Regulator.

Working with residents

We will:

  • give you fire safety information every year
  • update you after any major incident
  • explain evacuation procedures
  • tell you what to do in an emergency


Each high-rise building also has a plan for how we:

  • share information
  • involve residents
  • deal with concerns and complaints

Smoke and carbon monoxide alarms


We install smoke and carbon monoxide alarms where needed.

We are responsible for:

  • installing alarms
  • maintaining them where required

You are responsible for:

  • testing alarms regularly
  • replacing batteries
  • reporting  a repair if your alarm is not working
