Every year, we make a capital investment in excess of £20 million pounds across the borough’s council homes. Currently, we are developing a new Asset Management Strategy for future investment.

Stock condition surveys

We make a capital investment of over £20 million pounds every year across the borough’s council homes. Our approach to maintaining and investing in the homes we manage is explained in our Asset management strategy, which outlines our approach for the coming years.

The majority of our council homes and blocks have current stock condition survey information. Our goal is to survey 80% of our stock by March 2025, and 100% by September 2025.

How we plan our programmes

We gather information to plan how and when we replace the main building components in blocks and individual homes before they come to the end of their life cycle.

These include:

  • windows
  • roofs
  • kitchens
  • bathrooms
  • boilers
  • lifts

About the surveys

The surveys identify the building elements present and indicate how many years the element is expected to last. Once we have collected the data, we will combine it with other information we have to inform us which properties are in the most need of planned repairs.

The information will feed into our short, medium and long-term investment programmes for the next 5 to 30 years.

The survey should take approximately 15 to 30 minutes to complete. This will vary depending on the size of your property and whether the surveyor has inspected similar properties.

How we notify you

You will be sent a letter to notify you. We ask you to book an appointment using our online service.

If you miss your appointment

If you’re not at home, you will be left an appointment card so you can book a more suitable time for the surveyor to visit. 

How we prioritise

The survey does not guarantee your property will receive improvement work. If your home needs investment work, you will be added to the programme.

We try and make sure that those whose homes and blocks are in the worst condition get their works done first, so where you are in the programme will depend on whether there are others whose need is greater than yours
