Householder and small-scale development service
It may be helpful to check the supplementary planning documents before using this service.
This service is for householder or small extensions to commercial buildings, such as:
- extensions and alterations to houses or small commercial buildings
- small scale works that are within, or affect the character and appearance of, conservation areas
- small scale householder and small-scale commercial development (up to 99 square metres additional floor area)
- advertisements on business premises
- changes of use of property involving up to 150 square metres of existing floor space
- works to protected trees and other protected landscape features
What you need to provide
You'll need to provide:
- a covering letter describing your proposal
- site location plans of your proposed development
- floor plans and elevations of your proposed development
- photographs of the site and in context with surrounding properties
- any other information you think will be useful to use
- the upfront fee for this service
Any additional documents are welcome. The more information you can give us, the more we can help you with your application.
Complete the form and pay the fee
The Householder and small-scale development service costs £300 (plus VAT).
Complete the pre-application form (DOC, 82KB), and make sure you tick 'Service Level A' on the form.

We will contact you to take the fee once we have received your application. We will not validate the request until the fee has been paid.
After you've requested advice
We'll check that your proposal is suitable for this level of service and allocate it to one of our planning officers.
A case officer will aim to review the information provided together with relevant planning history and policy. They will contact you to arrange the meeting within 20 working days of a valid submission. Written advice, which has been reviewed by a Senior Officer, will follow.
We are not able to visit the premises, which means you will need to provide as much detail as you can.
