The Regina Road project has reached a significant milestone with the submission of a planning application. The application is now available for public viewing on our planning portal.
How to view the application:
The formal consultation period ends on 24 July 2025. The Local Planning Authority will still accept and consider feedback right up until a decision is made. However, submitting your comments as early as possible means they’re more likely to be considered at the most relevant stage of the planning process.

Regina Road estate, located in South Norwood, is one of Croydon’s housing estates. It comprises three 11-storey tower blocks and several low-rise buildings, totalling 191 homes. Constructed in the 1960s using large panel systems, these buildings have faced persistent issues such as water leaks, condensation, and mould. Despite repair efforts, conditions remain unsatisfactory.
In response, we held a resident ballot in Spring 2023, where 88.1% voted in favour of demolishing and rebuilding the estate. We continue to consult residents on the future of Regina Road.
