  • November to December 2023: 3 designs sessions for residents and stakeholders looking at Phase 1 in detail
  • December 2023 to January 2024: online survey of the emerging design proposals 
  • February 2024: design exhibition
  • July 2024: design consultation events
  • September 2024: resident meeting with the appointed demolition contractor
  • November 2024: submission of a Masterplan for the whole estate and detailed design Phase 1 to planning
  • November 2024: ITLA surgery and informal meetings
  • December 2024: Meet the Contractor – Demolition Drop-in Session

2025

  • January 2025: start of demolition for block 1 to 87 Regina Road, with hoardings and building wraps installed 
  • January- August 2025: demolition of 1 to 87 Regina Road 
  • January to February 2025: resident involvement sessions to finalise proposals for new homes, nursery, community facilities, and green spaces 
  • Spring 2025: final round of public consultation to outline the finalised proposals 
  • Summer 2025: submission of planning application

2026 

  • January: Full planning permission granted
  • January: Demolition of 1-87 Regina Road tower is complete
  • March: Main build construction contract entered with Lovell
  • March: Lovell start works on site
  • End of March: Lovell appointed as a contractor
  • 2 April: Compulsory purchase order (CPO) issued, with objection period formally ending on 14 May
  • 29 April: Project update and meet the contractor event at 62 Regina Road
  • Autumn 2026: Completion of site office and community space
